Tenancy Schedule (Landlord)

Tenant Schedule - Landlord

 

The 'Tenancy Schedule' window is where you will find the advanced rent schedule; in this window there are various tab along the bottom.

To get to the schedule window, go into a tenancy record and click 'Activity' from along the bottom. Then click the 'Schedule' tab.

 

Re-Create Schedule

 

This function allows you to re-create the schedule, if the rent amount or frequency etc. has changed. 

 

- When you select ‘Re-Create Schedule’ it will ask 'Do you want to clear down the existing schedule'.

- Click 'Yes' and the schedule will clear and the 'Charging Schedule' window will now appear.

- Make you amendments, for example change the rent to £150 and click 'Save and Exit'. The amended schedule will now appear.

 

Raise Due

 

This option when selected will bring up the 'Recurring Charges' window and allows you to 'Post Transactions' for this individual tenancy only. You can enter a forward date in 'Include up to' and 'Refresh' and this will bring up future transactions for you to post.

 

Recurring

 

This option when selected allows you to enter a recurring charge within the schedule, for example a service charge.

 

Enter the following:

 

‘Type’ – Invoice or Credit

‘First Charge’ – When you 1st want the charge to start

‘Amount’ – Value of charge

‘VAT’ – ‘1’ if VAT Applicable – ‘9’ if Non VAT Applicable

‘Description’ – Brief description of charge

‘Group’ – Reference to what the charge is e.g. Benefit/Service/Rent etc.

‘Nominal’ – Within the ‘4000’ range

‘Frequency’ – How often you want to charge, i.e. weekly/monthly/yearly etc.

‘Charge’ – Either ‘In Advance’ or ‘In Arrears’

‘Last Charge’ – When you want the last charge to be raised

‘Paid by’ – Who you want to collect the amount from, e.g. Tenant/Benefit etc.

 ‘Requires Invoice’ – tick this box if the tenant requires an invoice (this will be generated in Sage)

 

Click 'Create' (top tool bar within this box) - This will now incorporate the charge within the schedule.

 

Single

 

This option allows you to create a single charge.

 

Enter the following:

 

‘Date’ – You want the charge to be raised

‘Type’ – Invoice or Credit

‘Nominal’ – in the ‘4000’ range

‘Description’ – Brief description of what the charge is for

‘Net’ – Value of charge

‘VAT’ - ‘1’ if VAT Applicable ‘9’ if Non VAT Applicable

‘Paid by’ – Who you want to collect the amount from, e.g. Tenant/Benefit etc.

‘Requires Invoice’ – Tick this box, if the tenant requires an invoice (this will be generated in Sage)

  

Click 'Save' - This will now appear in the schedule.

 

Edit

 

If you highlight one of the transaction and click 'Edit' the transaction details will appear for you to 'Edit' and 'Save'. The amended transaction will now appear in the schedule.

 

Delete

 

This function allow you to delete a transaction from the schedule.

 

- Highlight the transaction that you wish to delete.

- Click 'Delete'.

- You will be asked 'Are you sure you want to delete selected items', click 'Yes'.

 

Print

 

This function allows you to print the schedule

Rent Review

 

You can enter a date to review the tenancy, which will remind you on the 'Overview' screen. In the top left of the schedule window, you can select from a drop down list 'Date/Group or Payee' this will change the view of the schedule.

 

 

Hide posted items

 

If you un-tick this it will allow you to view previously posted items.
