Transactions that are not appearing on a landlord statement

Transactions that are not appearing on a landlord statement

A Rent due to a landlord goes through 3 (more if not paid in full) stages before it reaches the landlord statement.

1. Rent charged to the tenant as a Sage transaction type SI (Sales Invoice)

2. A receipt from the tenant is then entered as a Sage transaction type SR (Sales Receipt)

3. A receipt is then cleared in the bank and a Sage transaction type SC (Sales Credit) is created. It is this SC that will appear on the landlord statement

Check list

1. Does the property have the correct landlord attached. (Open the property record and click on the management button). View article #1009

2. Has the Rent been raised in Sage (check the tenant's activity for a SI transaction. The nominal for this transaction will be the client control nominal. Usually 2160 and the extra ref value has been populated with the landlord's Sage account reference eg [L:BLOGGS])

3. Has the Rent been receipted (check the tenant's activity for a SR transaction)

4. Has the Receipt been cleared. (Double click on the rent transaction in the tenant activity then click on the Landlord Trans tab where you should be able to view a SC credit to the landlord usually against the 2160 nominal account)

5. Check the Payment Method for the tenant. It may be that the clearance period has not yet passed. If the payment method value is blank check the preferences for the default clearance period

6. Open the Tenant's contact record from the tenancy record and check the the the tenant or applicant check box has been ticked for the type of contact

7. If the tenant is on benefit ensure the Council contact record has been ticket as a benefit record
