Creating a Pending Tenancy

 

 

- Go to the 'Tenancy' module and click 'New Tenancy'.

- You will then be presented with the 'Tenancy - New' screen and the 'Contact List' will automatically show over the top. 

- Select the contact that you wish to add to the property. This will open the tenancy window and assign the tenant to that property.

-  Fill in the details such as start date and the term. The rent is the actual rent that the tenant will pay not the target rent on the property record. Be sure to select the correct frequency and the benefit if any.

 

Benefit

 

The 'Benefit' button will open the benefit screen; on here you can set the contribution of rent that the tenant pays and what the benefit agency will pay, also the frequency of each payment. The 'Total Rent' will calculate as many as 13 payments from the benefit, which will agree over the 12 - month period. On the 'Paid by' section you can select the local authority/benefit payer from your list of contacts. The benefit reference will usually contain the address of the property but may be changed if desired; the 'Narrative' should be kept as default. The 'Benefit Nominal' is what you set in your nominal ledger; this could include just rental income or could be a unique nominal just for benefit income. The benefit VAT code should be 9 as VAT is not charged on a benefit payment. Once all the details. Once all the details are entered into the 'Benefit window', click 'Update with Benefit'. 

 

Deposit Details  

 

Enter the amount of deposit you will request from the tenant, this will be raised when the tenancy is held by DPS), insured (held by the Landlord, but covered) or held directly by the Landlord. Enter when the deposit was taken from the tenant and register if applicable, you may also put any applicable reference if required. 

Once all the details are completed click 'Save and Exit'. You will met by a window asking if you would like to change the status to active, click 'Yes'.
